Luxury Housing Surges in Pune: ₹1 Crore+ Home Sales Grow 5X in 5 Years

New housing project launches in Pune have dropped by nearly 25% due to delays in regulatory approvals, challenges in land acquisition, and stringent government policies.

Pune has once again emerged as India’s top city for housing sales, maintaining its lead for the fourth consecutive year, according to the latest Pune Housing Report – February 2025, jointly published by CREDAI Pune Metro and CRE Matrix. The report highlights Pune’s unparalleled growth in real estate, with housing sales in CY2024 reaching nearly 90,000 units, generating a total value of ₹65,000 crore—more than double the sales recorded in 2019, reflecting an astonishing 116% growth over the past five years.

The Pune Housing Report – February 2025 was formally unveiled at the CREDAI Pune Metro office in Camp, by CREDAI Pune Metro President Ranjit Naiknavare, CRE Matrix CEO Abhishek Gupta, and senior industry members.

Key Findings from the Report

India’s Leading Real Estate Market: Pune recorded the highest housing sales across India, with nearly 90,000 units sold in CY2024, generating a total sales value of ₹65,000 crore. This marks a 116% surge in just five years, up from ₹30,000 crore in 2019.

  • Preferred Investment Choice: 51% of homebuyers in Pune prefer real estate over other investment options like stocks, gold, and fixed deposits.

  • Most Affordable Metro City: Pune maintains its affordability advantage over other major Indian metros, with an average home price of ₹73 lakh, compared to Bengaluru (₹1.35 crore) and Hyderabad (₹1.75 crore).

  • Market Expansion: Pune’s real estate sector has witnessed a robust 22% Compound Annual Growth Rate (CAGR) in total unit sales over the past five years.

  • Evolving Buyer Preferences: Properties below ₹70 lakh accounted for 60% of total sales in 2024, compared to 85% in 2020, signaling growing demand for premium and larger homes.

  • Luxury Market Boom: Sales of homes priced above ₹1 crore have grown fivefold in the last five years, reflecting Pune’s evolution into a premium housing market.

  • Decline in Affordable Housing: The share of affordable homes (below ₹45 lakh) in total sales has declined from 55% in 2020 to 30% in 2024, highlighting a reduced supply in this segment.

Ranjit Naiknavare, President of CREDAI Pune Metro, stated: “Pune’s real estate sector has achieved an extraordinary 56% growth in sales volumes over the past five years, cementing its position as India’s highest-selling housing market. The total sales value has doubled in this period, significantly contributing to government revenues. The average home price now stands at ₹73 lakh. Additionally, the surge in ₹1 crore+ home sales (5X growth in five years) highlights Pune’s transformation into a premium housing destination."
