Pune, 1st August 2025: Pune has emerged as India’s most affordable and high-performing real estate market in terms of residential sales, according to a joint report by CREDAI Pune and CRE Matrix. The first half of 2025 saw the sale of 44,000 homes in the Pune Metropolitan Region, resulting in a turnover of ₹32,800 crore.
Average property prices in the city have risen by 27% over the past three years, with Pune still offering significantly lower average prices compared to other metros, ₹75 lakh in Pune, versus ₹1.84 crore in Hyderabad and ₹2.26 crore in Mumbai.
The most notable trend is the sharp rise in demand for mid-range homes priced between ₹70 lakh and ₹2 crore, which has increased threefold since 2021. Meanwhile, the share of homes priced below ₹70 lakh dropped from 85% in 2021 to 60% in 2025. Within this, homes below ₹45 lakh saw their market share decline from 55% to 35%.
According to the report, the shift is largely due to rising construction and land costs and a growing appetite among buyers for larger, better-quality homes. Many new residential projects have been launched in the ₹70 lakh to ₹2 crore category, especially in the ₹70 lakh–₹1 crore and ₹1–2 crore segments. Even luxury properties priced above ₹1 crore have seen double the sales compared to three years ago.
In terms of city rankings, Pune led all Indian metros with 43,603 homes sold in the first half of 2025, followed by Bengaluru, Hyderabad, Delhi-NCR, and Mumbai. While Pune continues to dominate in housing sales, it is also performing strongly in the commercial sector.
The city currently ranks second in warehousing with 50 million sq. ft. of capacity and fifth in office space demand. Office space in Pune has already crossed the 100 million sq. ft. mark and is expected to reach 150 million sq. ft. by 2030.
CREDAI Pune President Manish Jain said the city has firmly established itself as the top choice for homebuyers. He also noted that Pune’s proximity to scenic and tourist locations like Mulshi, Mahabaleshwar, and Lonavala is contributing to the growth in real estate demand.
