Cluster-Based Self-Redevelopment Policy for Housing Societies to be Announced Soon

Pune: Maharashtra Chief Minister Devendra Fadnavis has announced that the state government will soon introduce a cluster-based self-redevelopment policy to boost the redevelopment of housing societies. Speaking on Sunday (March 23), Fadnavis stated that the government has already taken 18 key decisions to support self-redevelopment, with further initiatives expected in the near future.

Highlighting the success of self-redevelopment projects in Mumbai, Fadnavis noted that housing societies that have undergone redevelopment have seen an increase in the size of residential units. Inspired by this success, the state government plans to implement cluster-based self-redevelopment, encouraging societies to join forces for more efficient and beneficial redevelopment processes.

Addressing the legal landscape for housing societies, Fadnavis revealed that despite the cooperative sector encompassing approximately 2.25 lakh housing societies across the state, many were previously excluded from the cooperative framework. Recognizing this gap, the government introduced legislative amendments in 2029. However, the formulation of detailed rules and regulations took an additional three years.

Fadnavis assured that these rules would be announced within the next 10 to 12 days. The revised regulations are expected to streamline administrative processes, making it easier for societies to proceed with redevelopment projects.

Amendments to the Apartment Act

Further reforms have been introduced to the Apartment Act to address redevelopment challenges faced by apartment owners. Fadnavis mentioned that significant provisions have been incorporated without compromising governance structures. A committee led by the Cooperative Commissioner has submitted its recommendations, and the revised Apartment Act is set to be implemented within a month. These changes aim to remove hurdles in the redevelopment process, providing apartment owners with greater clarity and legal support.

In an effort to promote renewable energy adoption, Fadnavis encouraged housing societies to participate in the Prime Minister’s ‘Surya Ghar Free Electricity Scheme.’
