Pune: Case Filed in Mundhwa Land Deal; Parth Ajit Pawar not Named in FIR

Officials say stamp duty evasion of nearly ₹6 crore alleged in sale of 40-acre BSI-occupied land

Pune, 7th November 2025: Bavdhan Police Station, under the Pimpri Chinchwad Police Commissionerate, has registered a case against three people, in a suspected illegal land transaction in Mundhwa, Pune. Meanwhile, NCP leader Parth Pawar, the firm’s second partner, has not been named in the FIR.

The case relates to a 40-acre plot located at Tadigutta Chowk on North Main Road near Koregaon Park. The land is currently in possession of the Botanical Survey of India (BSI). Investigators say it was allegedly sold to Amadea Enterprises LLP for around ₹300 crore, although its market value is estimated at nearly ₹1,800 crore. Officials also note that only ₹500 was paid as stamp duty, despite a requirement of about ₹5.89 crore.

Police said the FIR has been lodged under cheating and criminal breach of trust provisions of the Bharatiya Nyay Sanhita, Sections 316(5), 318(2), and 3(5), along with Section 59 of the Maharashtra Stamp Act.

According to officials, the 7/12 land record lists the Government of Maharashtra (Mumbai) as owner. This means prior approval from the competent authority was needed before any sale. A letter dated May 9, 2025, from the Joint District Registrar reportedly confirmed the legally payable stamp duty amount.

Despite this, police allege that the accused, in collusion with a suspended registrar, completed the sale deed without paying the required stamp duty, causing a loss of nearly ₹6 crore to the state exchequer. No arrests have been made so far. The investigation continues.
