Defaulting Builders: MahaRERA Moves to Recover ₹96 Crore from Marvel, XRBIA, D.S. Kulkarni

Of total ₹177.40 crore dues, ₹96 crore is owed by three developers: Marvel Group & Developers: ₹64 crore; XRBIA Chakan Developers Pvt. Ltd.: ₹10.61 crore; and D.S. Kulkarni: ₹18.31 crore.

Pune: MahaRERA Chairman Manoj Saunik has written to Pune District Collector Jitendra Dudi, urging immediate action for the recovery of ₹96 crore from three construction firms that have failed to compensate homebuyers as per regulatory orders.

Numerous complaints have been lodged with MahaRERA by homebuyers who have faced delays in possession, incomplete projects, and unfulfilled promises regarding amenities.

Following hearings, MahaRERA has ruled in favor of buyers in 274 cases, directing developers to compensate them. However, despite clear directives, certain developers have failed to comply, necessitating intervention from the district administration.

MahaRERA enforces its orders by instructing district authorities to issue recovery warrants against defaulting developers. If these warrants do not lead to payment, further action, including the auctioning of the developers' properties, is carried out through the tehsildar's office.

Since 2018, a total of 140 real estate projects in Pune district have been the subject of 274 pending complaints, amounting to ₹177.40 crore in dues. Of this, ₹96 crore—approximately 54%—is owed by just three developers:

  • Marvel Group & Developers: ₹64 crore

  • XRBIA Chakan Developers Pvt. Ltd.: ₹10.61 crore

  • D.S. Kulkarni: ₹18.31 crore

In his letter, Saunik has stressed the importance of taking serious note of these defaults and initiating stringent action against the developers.

District Collector Jitendra Dudi confirmed that action is regularly taken in response to MahaRERA-issued recovery warrants. He assured that if the dues are not paid, steps such as property seizure and auctioning would be undertaken to ensure compliance with regulatory directives.
