Pimpri-Chinchwad: Unregistered Properties Face Six-Year Retroactive Tax

PCMC has issued seizure orders for 5,059 properties with arrears totaling ₹234.31 crore. PCMC has also announced plans to disconnect water connections of defaulters.

Pune: A survey conducted by the Pimpri-Chinchwad Municipal Corporation (PCMC) has revealed 2,51,165 unregistered properties in the city. Of these, verification for 2,03,894 properties has been completed, and tax assessment procedures are now underway.

Notices have been served to 1,13,831 property owners, directing them to submit required documents for tax assessment. The municipal corporation has warned that failure to comply will result in retroactive tax assessments for the past six years.

Survey and Findings

PCMC’s Tax Assessment and Collection Department, in collaboration with Stapathya Consultant Pvt. Ltd., undertook the survey to identify unregistered properties amid the city’s rapid expansion.

Pimpri-Chinchwad currently has 6,33,294 registered properties, but the survey uncovered over 2.5 lakh additional unregistered ones.

Notices have been issued to property owners, asking them to provide documents such as sale deeds, ownership proof, possession certificates, and building completion certificates. Non-compliance will lead to tax assessments for the past six years.

Outstanding Dues and Enforcement Actions

To recover dues, PCMC has issued seizure orders for 5,059 properties with arrears totaling ₹234.31 crore. Immediate confiscation of these properties has been ordered by the Tax Collection Department.

Additionally, PCMC has announced plans to disconnect water connections of defaulters. A penalty of 2% per month will also be imposed on overdue property taxes.

Seven-Day Deadline for Document Submission

Avinash Shinde, Assistant Commissioner of the Tax Assessment and Collection Department, urged property owners identified in the survey to submit the required documents to regional tax offices within seven days. Failing to do so will trigger retroactive tax assessments.
