Pune: Prabhat Road and Law College Road have now overtaken Koregaon Park as the most expensive residential areas in Pune. According to the updated ready reckoner rates, the price per square meter for apartments in Prabhat Road and Law College Road has reached ₹1,80,950 (15,349.46 per square feet). For office spaces, the rate in this area is now ₹2,08,100 per square meter or 17,652.52 per square feet.
Koregaon Park, which had been the most expensive area for residential properties in Pune for several years, has now dropped to second place. Apartments in Koregaon Park are now priced at ₹1,79,490 per square meter. Office spaces in this area are available at ₹2,06,420 per square meter.
The Maharashtra government has increased ready reckoner (RR) rates for the financial year 2025-26, impacting real estate prices in Pune. The revised rates come into effect from Tuesday (April 1) and reflect an average 4.16% increase in property prices across the city, as per the Registration and Stamps Department.
JM Road: Pune’s Most Expensive Area for Shops
For commercial properties, Jangli Maharaj Road (JM Road) continues to hold the highest property rates for shops in Pune. The price per square meter for shops on JM Road is ₹4,75,940, making it the most expensive commercial location in the city.
Lowest Property Rates in Pune
The cheapest land prices in Pune are in Nandoshi village, where the rate is ₹2,170 per square meter. The second-lowest land price is in Kirkatwadi, where land costs ₹2,680 per square meter.
